in 1 month this is the progress..we are doubling the square footage.. because of the soil i had to pour a 6' deep slab 12 truck loads!! framing going fast..

garage is huge! no cars will ever be parked in it.. and here is a pic of what it will look like when finished. minus all my bikes, compressor,welder etc.. i will get a new bike lift they make one that can lift my yamaha rhino as well as bikes,

I Seriously Split My Time In The Garage And The Kitchen..i Do All The Cooking Here..she Said Build The Garage You Always Wanted And You Should Have Seen The Smile On My Face. She Can Do Whatever She Wants To The Rest Of The House. I Designed Kitchen And Garage And I'm Having A Real Mensroom Built..sink Is Waist High..hell Yeah No More Bending Down All Silly To Shave. Showerhead Is Huge And Exits From 10ft Ceiling Etc. Tall Shitter Forget The Potty Trainers In Most Bathrooms..

yeah chris i been pissed off for years about having to duck under the shower heads and fall back onto a toilet etc. i figure if your gonna start from scratch might as well do all those little things. no extra cost involved. i sat on a tall toilet b4 and it was soo nice..lol. my knees were not bent too much and getting back up was so easy too..lmao.. seriously unti you try it you don't know how nice it really is..like the tall sink.. you don't get that spasm in your lower back from trying not to get water and hair all over and pissing the wife off.. and the water doesnt run down your forearms onto the floor if you have a big ass sink with no counter to lean over too. no carpet no fiberglass. carbonics under the wood and marble floors.(a two wire fillament that heats floor) elimanating use of heater all winter. no rugs cuz floor will be warm when you wake up solar power, tankless water heater.. no more flooded garage when it fails! and all viking appliances. something i always wanted..it was a bummer to buy such a pile of crap but after 2 years of stress it's finally getting built.

I heard the city inspector came by, he's a good friend of mine, and said he found termites crawling around the outside westside of the foundation.:rofl:lol

He also asked "Does this guy have a permit?" I didn't see one! :whistling::confused:

Oh, by the way an OSHA inspector has been notified of workers not tied off safely on the roof. I heard that fines in the states are higher their then here,and public land owners can also be charged. If your in trouble let me know, I'll give you a "personal friend" rate + expenses($400.00 hr CDN).:oh yeah:Buddy. But I will work for parsley:smoke:lol

where i am building the city inspectors are hardcore pricks! it is so funny to see 6 grown men scared to sign a permit when all the criteria have been met. you should see them wince when another grown man losses his temper and starts screaming that their costing him $5000 a day while they get their head outta their asses! head inspector shows up and says sign his permit what's the problem..none of them talk to each other and they all think they have the final say. now i deal with the head cheese and he says my contractor does the best work he's ever seen! gotta love that.. and my permits get signed on time. no more cement trucks all the way down my street waiting to drop a load..lol. i said drop a load..hee hee

I work for a large carpentry/developer firm, I have been a carpenter for 25 years and a foreman for 15 yrs with this company.
I know the BULLSH!T you have to go through, remember to take your inspector out for a good meal, that might easy things abit.:cheers:

well the way things work nothing is left to a "personal" decision it's all built to code and the codes here are STRICT..eartquakes and all. however my home is being used as the example for all others who plan this kinda project to follow making it difficult to expedite things. however when finished it will be the safest cleanest most modern home in the neighborhood without looking like i built a mansion in the ghetto..my the city inspectors have charged me close to 6 figures in permits so they can take my ass to dinner..btw there is also the planning commision i have to deal with and they are the ones that really have their head up their rectums.. it's my GC who's getting dinner and a sack of parsley for kicking ass and knowing his craft..60 homes he does not cut corners and he is fast.

here are a few more pics. windows and french doors went on today. roof tiles and drywall next week. just passed inspection to start roof!! might start to move in in august.. fireplace was way over budget but the first one looked tiny in such a big den. there is a finished attic too all the ducts and wires were kept on one side so we have another story just don't tell the inspectors it's a living space!!!

Hey,Falconer. I dont see any roof vents? and are you going to put in lots of channel venting?

I'm not trying to be an ass, I'm a journeyman carpenter by trade and I do work for a large carpentry construction company were I was a foreman for 12 years and our company is a custom home builder as well.

If you have any concerns or questions let me know bro!

A simple roof vent formula is for every 10 sheets of plywood you should have 1 roof vent and there is no such thing as not enough channal venting. This is crucial for keeping your house cooler in the summer, the more flow of air entering the soffit and the more vents to exhaust the hot air the cooler your house stay's and you do plan to have a finished attic not a finished living area( hint,hint, knudge,knudge).

Another idea is putting in an electric exhaust fan in the finished attic to help remove anymore potential heat either manual or by thermastat

there are vents now roof and gable.. solar powered fans too.. took pic day roof was installed..AC also working already. front door too.. will update.. carbonic heating going in soon will try to get pics of that..

wow my house is coming together so fast. i cant wait to do my own maintence on my busa. it spent 1 night in old garage and house was demolished around it. next day garage came down..note i had eve stuccoed so i dont have to paint fasia boards every few years. you can see where i will have recessed led lighting all around eve and above french doors

a few more pics. roof done and first coat of paint on interior walls!! btw chris i saw your ? about carbonics. it is a mat with criss crossed wires. very low voltage. stone and wood floor goes on top. heats floor so you dont need nasty dusty rugs and you dont have to use the furnace as much in winter. feels so good on bare feet in the morning.

SHOULD HAVE CERTIFiCATE OF OCCUPANCY in a few days!! hardwood floors marble and granite in bathrooms. i am getting excited. sept 1st move in day!! the dark bathroom is mine the stone is called "antique brown" and is on the floor as well. the white is the hers bathroom is in "snow white" i love how tall all the doors are. i am 6"1..floor is a manufactured pecan in tobacco laid over cdx ply then cork then another layer of ply to raise it to meet stone that will be in hallways.

obelix it doesn't rain very much here at all. there is a rainy season it lasts like a week and everything floods..lol the lowest ceiling is 10ft the highest is 15ft. my garge is 13ft tall. i wanted to not feel like shrek in my house so it's kinda supersized in many ways. for the size it appears much larger and that was the goal. most people go above their garage and add a story for about $75,000 un finished. what we built was $200,000 for the the un-finished house. it really is a bargain and most ppl here will do what we did in the future. the house next door was a fixer upper and they want my contractor to do the same thing next door.

Bro, your house is going to be AWESOME!!! I see many happy years ahead for you there. I love all the stone work in the showers. My Dad laid Tile and Stone for years, trust me you will enjoy it.
